Winter Property Care Tips
As the cooler weather sets in, it’s important to take a few simple steps to keep your home comfortable, well maintained, and free from common winter issues. A little preventative care can make a big difference and help avoid unnecessary maintenance problems.
Prevent Mould & Dampness
Winter often brings increased moisture, which can lead to mould growth. Try to keep windows open where possible to allow fresh air to circulate, especially in bathrooms and kitchens. Using exhaust fans when cooking or showering and wiping down condensation from windows will also help reduce moisture build-up.
Keep Your Home Warm Efficiently
To stay warm while managing energy costs, close doors to unused rooms and use curtains or blinds to keep the heat in. If you notice drafts around windows or doors, simple draft stoppers can make a big difference.
Report Maintenance Early
Leaks, water ingress, or damp patches can become bigger issues if left too long. If you notice any signs of a problem, please report it to our team as soon as possible so it can be addressed promptly.
Outdoor & Drainage Checks
Heavy winter rain can impact gutters and drainage around the property. If you notice pooling water, blocked drains, or overflow issues, please let us know early to prevent damage.
General Upkeep
Continuing regular cleaning, including bathrooms and high-moisture areas, will help maintain the condition of your home. Keeping wardrobes and windows slightly ventilated can also prevent musty smells.

Maintenance – What to Know
Understanding how maintenance is managed during your tenancy can help ensure issues are resolved quickly and your home remains safe and well cared for. Here’s what you need to know:
Report Issues Early
If something isn’t working as it should, please let us know as soon as possible. Small issues can quickly become larger (and more costly) problems if left for too long. Prompt reporting allows us to arrange repairs sooner and minimise disruption to you.
Emergency vs Routine Repairs
It’s important to understand the difference:
- Emergency repairs are urgent and must be addressed immediately (e.g. burst water pipes, major electrical faults, serious leaks or flooding).
- Routine repairs include non-urgent items such as minor faults or wear and tear. These are still important and will be attended to, but not as urgently as emergencies.

How to Lodge Maintenance
The quickest way to have a repair addressed is by lodging it through the approved maintenance channel. Providing clear details, photos where possible, and access availability helps us organise a tradesperson efficiently.
Access to the Property
Once a repair is scheduled, we may arrange a qualified tradesperson to attend the property. Where possible, we will provide appropriate notice and coordinate access with you. Your cooperation ensures repairs can be completed without delays.

Entry Notices & Access
There may be times when access is required for repairs, inspections, or compliance checks. We will always provide the appropriate notice in line with legislation and aim to work with you to make the process as convenient as possible.
